Chemical Hazards

Designated Substances and Hazardous Materials

EMI identifies and manages hazardous materials such as asbestos, lead, mercury, PCBs, isocyanates, and silica in workplaces and residences. A designated substances survey is required before any construction project begins, and building owners are obligated to determine the location of hazardous materials prior to disturbing building materials during demolition or renovation.

  • Exposure Assessment and Management Control Plans
  • Asbestos Abatement Specification
  • Post-abatement testing and inspection services
  • Asbestos awareness training

Occupational Hygiene – Chemical Exposure

Environmental Site Assessments – Chemical Contamination

An Environmental Site Assessment identifies potential or existing environmental contamination for a real estate holding, addressing both the underlying land and physical improvements to the property. Assessments are performed in stages, with remediation of known impacts defined as Phase III.

  • Phase I: Current and historic site use, regulatory records review, physical inspection, interviews, risk evaluation to adjoining properties, and report preparation identifying potential contamination sources
  • Phase II: Groundwater and soil sampling, vapor intrusion testing, and fuel storage tank removal procedures and documentation
  • Phase III: Remediation and removal of contaminants, contractor procurement, and bid evaluation

Biological Hazards

Mould and Water Damage

Mould growth in indoor environments can lead to serious health effects in susceptible individuals, including the young, elderly, and immunocompromised. Conditions conducive to mould growth should be corrected as soon as reasonably possible to avoid issues related to building maintenance and occupant health.

  • Investigation for microbial growth
  • Development of prevention and management programs
  • Mould remediation specifications
  • Mould awareness training

Specialized Biological Contaminants

EMI provides assessment and remediation planning for a range of biological hazards beyond mould, including bird and bat guano, rodent and animal waste, and other biohazardous materials. These contaminants may carry pathogens and require specialized handling, respiratory protection, and disposal procedures. EMI also assists with the assessment and remediation of trauma and crime scenes, including decomposition fluids and associated odours, ensuring that affected spaces are returned to a safe and habitable condition.

  • Guano and animal waste assessment and remediation planning
  • Trauma and crime scene assessment and remediation planning
  • Odour and residue assessment following biological events
  • Disinfection and verification protocols
  • Personal protective equipment and respiratory protection guidance

Occupational Hygiene – Biological Exposure

EMI assesses and controls biological stressors in the workplace using a hierarchy of controls.

  • Biological exposure assessments
  • Testing and analysis using validated methods
  • Walkthrough surveys

Infection Control Services

Infection Control is a sub-discipline of epidemiology concerned with preventing nosocomial or healthcare-associated infections. In the context of construction and renovation, infection control focuses on preventing the spread of infection to patients and occupants through airborne and surface contamination generated by construction dust and debris. EMI assists in developing appropriate specifications for construction and renovation projects with specific emphasis on infection control principles, including containment barriers, negative air pressure, HEPA filtration, and dust suppression measures.

  • Pre-construction and post-construction assessments
  • Construction specification design with infection control provisions
  • Containment and barrier planning for occupied healthcare facilities
  • HVAC and air pressure assessments during construction
  • Infection control program audits
  • Respirator fit testing and program development

Physical Hazards

Occupational Hygiene – Physical Stressors

EMI assesses and controls physical stressors in the workplace using a hierarchy of controls.

  • Noise assessments
  • Radiation monitoring
  • Illumination assessments
  • Thermal comfort factor assessments
  • Walkthrough surveys

Radon Investigations

Radon can enter buildings through foundation cracks, plumbing lines, floor drains, or other penetrations in building foundations. Although radon has a short lifetime, some radon gas from natural sources can accumulate in basements, especially in unexcavated spaces, due to the fact that radon is heavier than air. Exposure to radon is likely to increase in winter months when people tend to close exterior windows and rely solely on HVAC systems for air.

  • Investigation and air quality testing
  • Development of corrective measures
  • Contractor procurement

Indoor Air Quality

Indoor air quality issues can range from simple HVAC adjustments to significant design deficiencies. Poor IAQ may cause occupant discomfort or health effects in sensitive individuals, leading to reduced productivity and friction between occupants and building management. EMI provides comprehensive IAQ assessments addressing chemical, biological, and physical contaminants.

Assessment and Investigation

  • Inspection for odors and indoor contaminant sources
  • Mould inspections and testing
  • Evaluation of HVAC condition and design
  • Qualitative evaluation of air distribution systems
  • Thermal comfort factor assessments

Management and Corrective Action

  • Development of corrective Air Quality Management programs
  • Preventative maintenance programs such as duct cleaning
  • HVAC inspections

Water Quality

Chemicals, microbiological organisms, and organic or inorganic contaminants can pose serious health effects. Water quality testing should be performed routinely and in accordance with applicable guidelines. EMI provides comprehensive water quality services covering drinking water, groundwater, effluent, and by-law compliance.

Drinking Water and Groundwater

  • Potable drinking water sampling
  • Metals, nutrients, and inorganic parameter testing
  • Microbiological parameter testing

  • Corrective action planning for non-compliance

Specialized Water Investigations

  • Legionella investigations
  • Sanitary and storm sewer assessments
  • Sub-surface water investigations

Fire and Smoke Damage

Properties damaged by fire may create significant or total physical damage, and the methods used to extinguish a fire may promote mould growth or smoke damage to impacted building materials. Fires also release abundant chemical compounds requiring specific remediation attention, including PCBs from electrical fires involving transformers, asbestos-containing materials, lead-containing paints, and mercury. A customized remediation plan may be required before demolition.
